Real Estate Appraisal: Normal to use foreclosures as comps? What's $ adjust figure per sq/ft in PG Co. MD? - real estate appraisal md
I have a check on my house is for sale. The compositions were used 3 performances have been sold, and closed the last 6 months. The prices were almost halved, or at least 25% in the last 4 months. There are also 2 other models in the report - 1, which is now under contract (no way to tell exactly how much) and another still for sale, but that "needs repair". Does this sound normal for my home compare to going to the list, it must be repaired and not a foreclosure or distress sale? Is also the average price per square meter was all compositions $ 115 $ 160/sq foot, however, uses the assessor M $ 20/sq adjustment for differences in square feet between my house and other properties. I took the assessment when I bought the house in 2005 (I sell the house for the same price you paid for it) and the experts then used $ 50/sq FT adjustment. Is there a standard? This is in Prince George County, MD. Thank you!
